Advantages to Buying a Newly Constructed Home

  • New homes will normally have better building codes and safety regulations to protect you and your family. Some new homes will even come with newer technology – WiFi thermostats, keyless locks, WiFi garage door openers.
  • New homes are more energy efficient which will save you money on heating and cooling costs, especially in Texas when it can be 100 degrees for an entire week in the middle of August.
  • When you build a new home you get to customize carpet, paint, brick, counter tops and other features to your exact tastes. Many builders have optional floorplans if you want to add another bedroom or covert a space into a media or flex room.
  • The costs of new appliances and major items like water heaters, AC, heating units are rolled into your 30-year mortgage – they’re part of your new home. Buying a resale home may mean you have to outlay $10-$20K in the first few years depending on the age of the home. This is fine if you have that money set aside. If not, a new home may mean less expense in the first few years.
  • A new home is “move-in” ready – no painting, no cleaning, no ripping up carpet. Just place furniture and go. And if something breaks, it is usually covered by the builder in the first year.

Working with a builder is more than just talking to the new home specialist in the model home. While the process seems easy, many people only focus on the lot and options at the design center. There are many other questions you should ask if you want to have a good experience, save money, and have a home you will love for years to come.

Most Popular Texas New Home Builders

Texas is big, and big means a lot of open space to build new homes. Many builders below will construct new homes all across Texas. Even with all the land in Texas, keep in mind that most major metroplexes like Dallas-Fort Worth or Greater Houston have little available land close to the downtown areas. This means that if you want new construction you will probably be at least 30-45 minutes outside of the downtown area in an "edge city" - for example, in Greater Houston, you may find a newly built home in Spring or The Woodlands. In Dallas, you may find a new community in Frisco, McKinney, or Prosper - all north of downtown.
